I look for comfortable, renovated apartments that welcome the whole family, and I can arrange the initial costs in up to 60 installments.

Do I need a Japanese guarantor?
In most cases, no. Almost every contract today uses a guarantor company (保証会社): you pay a fee instead of finding a personal guarantor. I handle that part and tell you upfront what each property requires.
How much do I need upfront to move in?
Move-in costs (初期費用) usually run four to six months of rent, covering deposit, key money, guarantor fee, insurance and the first month. Some properties have no key money or deposit at all. I give you the full figure for the property you pick before you commit to anything.
Which documents do I need?
The basics are your residence card (在留カード), proof of income or a letter from your employer, and an emergency contact. Individual landlords may ask for more, so I send you the exact list before you start gathering paperwork.
Will you speak my language all the way through?
Yes — from the first message to signing, including talking to the management company and going through the contract with you. The languages I work in are listed above on this page.
Does talking to you cost anything?
No. Asking questions, viewing properties and getting a cost breakdown are all free. The brokerage fee only applies if a contract goes through, and it appears in the breakdown I show you before you sign.
